Tenant improvement & upfit in Greenville and the Upstate

Office, retail and restaurant interiors between roughly $50K and $1.5M — built by our own crews, sequenced around your open date.

The gap this work falls into

A mid-size upfit is an awkward project in this market. The large general contractors in Greenville are built around ground-up work and rarely chase it. The firms that do chase it usually subcontract every trade, which means your schedule depends on crews they do not control and you cannot call.

That is the work we are built for. We keep the finish trades in house and manage the licensed mechanical, electrical and plumbing partners directly, so one company is accountable for the date you open.

  • Demo through finish with our crews. Framing, drywall, paint, flooring and millwork are not somebody else's calendar.
  • Permit coordination handled. Submittals and inspections tracked with the authority having jurisdiction for your address.
  • Written scope, stated exclusions. Allowances are labeled as allowances.
  • Photo reporting as the work moves. Progress documented by site, sent without being asked.

Three verticals, on purpose

Focus is the point. Each of these has its own inspection path, its own finish standards and its own reason the schedule slips.

Retail build-out

In-line spaces, storefronts and brand-standard rollouts where the landlord's turnover date and the franchisor's standards both have to be met.

Retail build-out

Office upfit

Demising walls, ceilings, glazing, conference rooms and finishes for landlords delivering a space and tenants fitting one out.

Restaurant build-out

Front and back of house, hood and grease systems coordinated with licensed trades, and the health and fire inspections that gate your opening.

Medical and clinical interiors are outside our current scope. If that is what you need, we will say so rather than learn on your project.

Pricing is scoped, not quoted over the phone

Commercial upfit cost in the Upstate moves with existing conditions, ceiling height, MEP capacity, landlord requirements and how much of the work has to happen after hours. Anyone giving you a per-square-foot number before walking the space is guessing.

Send us the address, the drawings if you have them, and the date you need to open. We walk it and come back with a written scope and a number you can take to your owner.

Common questions

What size tenant improvement projects do you take?

Most of our tenant improvement and upfit work falls between roughly $50,000 and $1.5 million. That is the range large Upstate general contractors rarely pursue and smaller firms subcontract in full. Smaller packages are welcome when they are part of a maintenance relationship.

Can you work while the space stays open?

Yes. Occupied-space and after-hours sequencing is a normal part of retail and office work. We plan dust control, egress, noise windows and landlord-required hours into the schedule before the first day, not after the first complaint.

Who pulls the permits?

We coordinate drawings, submittals and permitting with the authority having jurisdiction for the property — Greenville County, the City of Greenville, Greer or the applicable municipality. Permit requirements and fees vary by jurisdiction and scope; your architect of record and the local building department confirm what applies to your specific project.

Do you do design-build?

Not currently. We build from a permitted set. If you do not have drawings yet, we will tell you what the set needs to contain and work alongside the architect you choose.

What do you self-perform?

Demolition, framing, drywall, paint, flooring and millwork are handled by our own crews. Mechanical, electrical, plumbing and fire protection are performed by licensed trade partners we manage directly.

Tell us what the space needs.

Send the scope, the address and the date you need it open. We will walk the site and come back with a written scope and number — not a range over the phone.
