Greenville & Upstate South Carolina

We build commercial space with our own crews.

Tenant improvements, retail and restaurant build-outs, and recurring facility maintenance. One accountable team from demo through punch list — not a list of subcontractors and a phone number.

What we build and maintain

Three lines of work that share the same crews, the same supervisor and the same reporting. Start with one and add the others when it makes sense.

Tenant improvement & upfit

Office, retail and restaurant interiors between roughly $50K and $1.5M — the range large general contractors here rarely bid and smaller firms subcontract in full.

  • Demising walls, ceilings, finishes, millwork
  • Permit coordination with the authority having jurisdiction
  • Occupied-space and after-hours sequencing
Tenant improvement & upfit

Facility maintenance

Recurring repairs, tenant turnovers and reactive calls under an agreed response window, with photo reporting by site so you are not chasing anyone for an update.

  • Drywall, paint, hardware, carpentry, minor trades
  • Turnovers between tenants, start to finish
  • Single point of contact across a portfolio
Facility maintenance

Commercial general contracting

Renovations, additions and repositioning work in buildings that stay open while the work happens. We hold the schedule because we are the ones holding the tools.

  • Interior renovation and reconfiguration
  • Additions and envelope work
  • Punch list and closeout for other GCs
Commercial general contracting

Why self-perform changes your schedule

Most commercial contractors in this market are brokers of labor. They win the job, then wait for someone else's crew to become available. The schedule you were promised belongs to a company you never signed a contract with.

We keep the finish trades in house. That is the part of the job that decides whether you open on time.

  • Our own crews handle demo through finish. Framing, drywall, paint, flooring and millwork are ours, not a subcontractor's calendar.
  • Photo reporting by site. You get progress in writing and in pictures, without asking for it.
  • The brand is new. The team is not. The people running this work have been building commercial interiors in the Upstate for years, under a different name.
  • Commercial only. Retail, office and restaurant. No residential division splitting the crews' attention.

Who we work with

Four kinds of buyers, four different problems. The work is the same; the reporting and the pace are not.

Property & facility managers

You need repairs closed inside a response window and turnovers that do not stall between two vendors. We maintain and we build, with the same crews.

Commercial brokers

Your reputation rides on the contractor you recommend. Send one client and watch the response time before you send a second.

Franchise owners & operators

Rent starts the day you sign, not the day you open. Our job is to close that gap and hold the brand standards while we do it.

Retail build-out

General contractors

Overflow finish work and the punch list nobody wants. Small packages, fast, with people who know what a closeout document looks like.

Trade & closeout support

How a project runs

Five steps. You will know which one you are in at any moment.

  1. Site walk

We walk the space with you, measure what matters and ask the questions that change the number later — existing conditions, landlord requirements, hours you can work.

  2. Written scope and estimate

You get a scope broken out by trade, with exclusions stated plainly. If something is an allowance, it says allowance.

  3. Permits and pre-construction

Drawings, submittals and permit coordination with the authority having jurisdiction, plus a schedule tied to your open date.

  4. Construction

Our crews on site, one supervisor accountable, photo reporting as the work moves. After-hours sequencing when the space has to stay open.

  5. Punch list and closeout

We close our own punch list, hand over warranties and closeout documents, and come back when something needs attention.

Recent work

We are publishing completed commercial projects here as photography is released by each client. Every entry will show the scope, the schedule and what we self-performed — no stock imagery, no residential work.

If you want to see finished work before that page fills out, ask and we will send project photographs and references directly.
